You pay a buyer's fee on each property you buy. Registering, receiving deal packs and turning deals down are all free.
2% passes £3,000 at £150,000, so that's where the switch happens.

When you want a property, you sign a reservation form and pay the reservation fee by bank transfer. I take it off the market and it's yours exclusively for 12 weeks. That extends automatically while the purchase is moving normally.
I'll ask you to instruct a solicitor within 14 days and, if you're using finance, apply within 21 days. If neither happens without a good reason, I can end the exclusivity.
The rest is due on completion. You include it in the money you send your solicitor for completion, and they pay me from those funds on the day, so there's no separate transfer to make. Before exchange, your solicitor confirms in writing that they'll do this. Lenders don't usually cover fees, so this part comes from your own funds.
It isn't refunded if you change your mind or buy something else instead. Refund requests need to be in writing within 14 days of whatever caused them.
